Enclave · Managed golf for commercial and prime residential real estate

Uphill, downhill, ball above your feet. Indoors.

We build it, run it and fill it. The bay is Golf VX. The accountability is ours.

Why Enclave

Every building has a gym.

Every building has a lounge.

Nobody tours them twice.

Give them the room that moves.

Simulators are easy to buy. Running one is the hard part.

Anyone can sell you a bay. Six months in, nobody picks up the phone.

The swing plate and auto-tee cycle hundreds of times a day. They are the two parts your property team is least equipped to fix. That is where Enclave lives: one contract for the space, the install, the uptime and the programming. For the life of the asset.

The risk nobody prices

An empty amenity isn't neutral. It's a liability on every tour.

Three questions. Straight answers.

You buy golf as a leasing instrument, so we answer in leasing terms.

01

Will it help me lease?

It's the room they ask to see on the way out. Golfers, non-golfers and the people who sign the lease.

02

Will anyone use it?

We program it: leagues, tournaments, client nights. Booking runs without a desk, and utilization lands in your ownership update.

03

Will it break?

It's a machine, so we service it like one. Evenings and weekends covered, preventive maintenance on the moving parts, a parts plan, one number to call.

01 · The bay

The floor tilts. The rough is rough.

No software penalty. No flat mat pretending. You stand on the slope and hit out of the sand.

Swing plate
Uphill, downhill, sidehill. The floor sets the lie under your feet.
Surfaces
Fairway, rough, bunker. Miss the fairway, play the miss.
Putting
Read on the same sensor. No mat rolled out at the end.
Auto-tee
The next ball rises on its own. Pace never stalls.
Keypad
Tee height and next shot, set from your stance.
Shared use
Lefty, righty, no changeover.

The technology is Golf VX's. The accountability is ours.

  1. Qualify.

Ceiling, width, depth. If the room can't hold it, you hear it from us first.

  2. Design.

With your architect, so it reads as hospitality, not a sports bay.

  3. Install.

Enclosure, hardware, calibration. Tested before handover.

  4. Service.

Coverage, preventive maintenance and parts, in writing.

  5. Program.

Leagues and events, with utilization you can report up.

We lead with the number you're measured on.

Class A and trophy office

Your scoreboardTour conversion · renewals · effective rent · days on market

Everyone already cut rent. Now you compete on reasons to come in. This is the one they talk about.Watch: ceiling height. We qualify early.

Industrial and business parks

Your scoreboardRenewals · rent premium to comps · tenant satisfaction

Parks have almost no amenity playbook, so one shared golf building changes the conversation for every tenant.Clear heights usually make it the easiest fit.

Retail and mixed-use

Your scoreboardDwell time · traffic · sales per sf · co-tenancy

A reason to come back that can't be shipped in a box. It fills space that leases slowly.Decide up front: amenity or business. Licensing and liability differ.

Prime residential

It's a capital improvement. Underwrite it like one.

One all-in number before you commit. Enclosure and build-out aren't in any manufacturer's price, so they're in ours. Day one, every year, every quarter.

Plugged In Golf, on Golf VX

We've sat on your side of the table.

Equipment vendors have never signed a lease. Franchise operators want your space as a tenant. Enclave was built by institutional real estate people who know what an amenity has to earn.

So we talk tour conversion, renewal probability and the cost of a dark amenity floor. Commercial real estate first. Golf second. Always Golf VX.

05 · Partners

The room gets decided before the drywall. Call us before the drywall.

Architects and designers

We qualify the site, hand you the clearances and own the system after handover. The room you drew is the room that gets used.

Builders and developers

Golf as a feature of the home or the clubhouse. Specified early, coordinated with your contractor, serviced long after closing.

Brokers and property managers

The stop worth putting on the tour route. We run it, so it never lands on your list, and you get the data for the pitch.

Qualify a site

Send us a room.

An address and a floor is enough. We tell you, in writing, whether it works, what it takes and what it costs all-in: equipment, enclosure, install, and the annual service and activation.
